Why New Jersey roofs fail early

The eighth-oldest housing stock in America

New Jersey's median home is 53 years old - the eighth-oldest housing stock of any state. Across the Newark-Jersey City metro it is 63 years, third-oldest of any large metro in the country. Most roofs we inspect were specified for a climate that has since become wetter and windier.

  • Freeze-thaw and ice dams

Meltwater refreezes at the eaves and forces water back under the shingle courses, often several feet up the roof plane.

  • Nor’easter wind-driven rain

Sustained sideways rain finds every failed flashing detail and every nail penetration that was never sealed properly.

  • Coastal salt and uplift

Shore properties need corrosion-rated fasteners and uplift-rated edge detailing that inland homes can do without.

How it works

Four stages, no surprises

You always know what is happening next, what it costs, and who is turning up.

  1. Inspection & estimate

We photograph the roof, document what we find and hand you a fixed written price.

  2. Material selection

Shingle line, underlayment and ventilation chosen for your building, not for our margin.

  3. Professional installation

Our own crews, manufacturer-spec detailing, and the site cleared every evening.

  4. Final walkthrough

We walk the property with you, magnet-sweep for nails and register the warranty in your name.

Questions

Before you book

The questions we are asked most often before a first visit.

Is the roof inspection really free?

The inspection and the written estimate that follows cost nothing and carry no obligation. Formal certifications and insurance-documentation packages are chargeable, and we tell you the fee before scheduling.

How fast can you reach an active leak?

Emergency calls are triaged the same day. In most of our service area we can be on site within twenty-four hours to make the building watertight, then return for the permanent repair once the weather allows.

What does a roof replacement cost?

It depends on square footage, pitch, the number of layers to tear off, deck condition and the material you choose. That is why we measure rather than quote by phone - but we will give you an honest range on the first visit.

Do you work with insurance claims?

We document storm damage thoroughly with photographs and measurements so your adjuster has what they need. We are not public adjusters and we do not negotiate the claim on your behalf.

Can you repair instead of replacing?

Often, yes. If the field of the roof still has life in it and the problem is isolated to flashing, a valley or a section of shingles, a repair is the right answer and we will say so.

Are you licensed and insured?

We are registered with the New Jersey Division of Consumer Affairs as a Home Improvement Contractor, NJ HIC #13VH00000000, and carry $500,000 in general liability coverage. Certificates are available on request.
